Property Regulations and Cancellation Policies

Section 1: Cancellation and Annulment Policies

Art. 1 – “Suite Cate” Rental (Non-Refundable Rate)

• 1.1 Due to the exclusive nature of the service and limited availability, all bookings relating to “Suite Cate” are understood to be Non-Refundable.
• 1.2 In the event of cancellation, modification, no-show, or early departure for any reason (including personal reasons or force majeure), the full amount paid will be retained as a penalty.

Art. 2 – Private-SPA Sessions (50% Voucher Issuance)

• 2.1 In the event of booking cancellation for the Private-SPA session by the customer, no cash refund is provided.
• 2.2 Following cancellation, the Management will issue a Voucher (Value Bond) in the form of a discount code, sent via email within 48 hours of cancellation, equal to 50% of the amount paid.
• 2.3 The discount code can be used for a new booking within 6 months from the date of issuance.

Art. 3 – E-Bike Rental (Impossibility and Bad Weather Clause)

• 3.1 In the event of rental cancellation by the customer, monetary refunds do not apply. A Voucher in the form of a discount code will be generated and sent via email within 48 hours of cancellation, equal to 50% of the cost incurred, valid for a subsequent booking within 6 months from the date of issuance.
• 3.2 Adverse Weather: Should weather conditions on the day of the rental compromise safety (assessed at the sole discretion of the Management), monetary refunds will not apply. The customer will likewise be issued a Voucher in the form of a discount code, sent via email within 48 hours, worth 50% of the fee paid to reschedule the session on another date, usable within 6 months.

Section 2: Stay Rules (Suite Cate)

Art. 4 – Times and Access (Check-in / Check-out)

• 4.1 Check-in and Check-out times are strict to allow for the perfect sanitization of the premises. The Suite is available starting from 15:00 and must be strictly vacated by 10:30 on the day of departure.
• 4.2 Unregistered Guests: For public safety reasons, access or overnight stays in the Suite are strictly forbidden for individuals who have not been regularly registered at the time of check-in.

Art. 5 – No Smoking and Pet Management

• 5.1 No Smoking: Inside all premises of the property (rooms, bathrooms, closed common areas), smoking is absolutely forbidden (including heated tobacco and e-cigarettes). It is only possible to smoke outside using the ashtrays. Non-compliance results in a penalty of € 150.00.
• 5.2 Pets: For hygienic-sanitary reasons and to protect guests with allergies, no pets of any size or breed are allowed inside the property.

Art. 6 – Quiet Hours and Respect for the Premises

• 6.1 Quiet Hours: In order to guarantee relaxation for everyone, please avoid disturbing noises, loud music, or shouting between 22:00 and 08:00, and between 14:00 and 16:00.
• 6.2 Care of Furnishings: Guests are required to maintain the Suite and its equipment in perfect condition. Any structural damage or breakages found upon departure will be charged directly to the responsible customer.

Section 3: Behavioral Rules and Service Safety

Art. 7 – Private-SPA Regulations

• 7.1 Punctuality and Timing: The “Private-SPA” option provides exclusive use of the area for a set duration. In the event of a delay by the customer, the session will still end at the originally scheduled time, with no right to make up time or receive refunds.
• 7.2 Health Conditions: Access is only allowed to individuals in full psycho-physical health. The customer declares under their own responsibility that they do not suffer from pathologies (e.g., cardiovascular disorders, hypo/hypertension, pregnancy, skin pathologies) that contraindicate thermal treatments.
• 7.3 Hygiene and Clothing: It is mandatory to shower before accessing the pools. Inside the wet area, the use of a swimsuit is mandatory. Eating food or introducing glass containers by the poolside is forbidden.
• 7.4 Safety: To prevent the risk of slipping, the use of suitable slippers is mandatory in walking zones. The Management declines any responsibility for injuries caused by reckless behavior.

Art. 8 – E-Bike Rental Regulations

• 8.1 Vehicle Verification and Delivery: Upon delivery, the customer is required to check the condition of the E-Bike. By signing the delivery sheet, they declare that they receive it in perfect working and maintenance order.
• 8.2 Return and Delays: The E-Bike must be returned within the time established in the rental agreement. Uncommunicated delays exceeding 30 minutes will result in a penalty charge equal to the standard hourly rate. The vehicle must be returned in the same condition in which it was picked up.
• 8.3 Operation and Responsibility: The customer assumes full civil and criminal liability for damage caused to themselves, third parties, or the rented vehicle. Compliance with the Highway Code is mandatory. The use of a protective helmet is highly recommended.
• 8.4 Custody and Theft: During stops, the customer is obliged to secure the E-bike and lock it to a fixed support using the provided lock. In the event of theft, the customer will be required to compensate the Management for the full commercial value of the vehicle.
